The app for communities of owners that belongs to the community

Vecinar brings everything shared in the building together in one place: incidents, common area bookings, documents, surveys and the unit register. The community is the one that subscribes, so the information stays with it even if the property manager changes.

What Vecinar includes

  • Incidents

Any resident can report a problem in a common area, with photos and documents. Everyone can see it and comment on it, and its status moves from open to in progress to resolved. Once it has two or more comments, anyone can generate an AI summary.

  • Common area bookings

Roof terrace, gym, meeting room or guest parking space. Each area has its own opening hours, time slots, capacity, limit of bookings per unit and maximum advance booking period.

  • Documents

Minutes, bylaws, contracts and quotes in folders and with tags. Each document is visible to the whole community or only to the admins.

  • Surveys

Forms with text, yes/no, single-choice or multiple-choice questions. Each resident sees and can change their own answers; the admins see all of them and their history.

  • Unit register

The homes, with the names you use in the community, and their cadastral reference (referencia catastral) if known.

  • Roles and password-free access

President, property manager and residents, each with their own permissions. You sign in with a code sent to your email, and only by invitation.

The difference: the community is the customer

With Vecinar the customer is the community of owners, not the property manager. The property manager is just another user with management permissions, invited by the president, who can also remove them. If the community changes property manager, the incidents, bookings, documents and unit register stay where they were.

Frequently asked questions

How much does Vecinar cost?

You pay per registered unit, through an annual subscription taken out by the community: the Basic plan costs €0.15 per unit per month + VAT (1 GB of storage per unit) and the Plus plan €0.20 per unit per month + VAT (2 GB per unit). Both plans include AI summaries of incidents. The first subscription includes a 30-day trial.

Is it a free app?

It is not free: each community's first subscription has a 30-day trial, and after that you pay per registered unit.

Do I need to install anything?

No. It works in the browser on your phone or computer, and you sign in with a code sent to your email.

Does it replace the property manager?

No. The property manager can run the community from Vecinar as a user with management permissions; the data belongs to the community.

Who can join the community?

Only people who receive an invitation: a community admin can invite any resident, and a resident with permission can invite other people from their own home.
