Community app or property manager's app: what's the difference
Who contracts the app decides who keeps the data when the property manager changes. What the law says about the property manager and what to ask before choosing.

What the law says about the property manager
- Appointing and removing the property manager is a matter for the owners' meeting (art. 14.a).
- Unless the bylaws say otherwise, the appointment is for one year, and the owners' meeting can remove them earlier at an extraordinary meeting (art. 13.7).
- The property manager must «custodiar a disposición de los titulares la documentación de la comunidad»: keep the community's records available to the owners (art. 20.e).
Two kinds of platform
Some platforms are aimed at the property manager: for example, VecinApp describes itself on its website as «software para administradores de fincas», software for property managers (viewed on 17 October 2026), and TusVecinos has a specific offer for property managers. Others, like Vecinar, are contracted by the community.
| App contracted by the property manager | App contracted by the community | |
|---|---|---|
| Who the customer is | Check the contract: it may be the management firm. | The community of owners. |
| If the property manager changes | Ask what the outgoing property manager takes and what stays with the community. | The outgoing one loses access and the new one is invited. The data stays with the community. |
| Exporting the data | Ask whether the community can download everything, and how. | Any admin of the community downloads all the data and files in one click. |
| Accounts and payments | They may include them, depending on the platform. | Vecinar does not handle accounts, fees or special levies: it is the community's communication layer. |

Remove the outgoing property manager's access and invite the new one: incidents, bookings, documents, announcements and the unit register stay where they were.
